The County of Hawaii January 2024 Tax Sale List

The January tax sale list has posted!  See it here:  Tax Sale List 12-13-23

The link will change as they update so keep checking HERE for the updates.  As owners pay down their taxes, properties will be removed from the list.

County of Hawaii Tax Auction June 2023

It's that time of year again!  The Hawaii County Tax auction has been scheduled for June 8th at the Afook-Chinen Civic Auditorium starting at 9am.

January's auction was held at the Sangha hall which was a great location inside, but the parking situation was dismal.  This year it looks like it will be back at the Afook-Chinen Civic Auditorium which had tons of parking but it was very difficult to hear what was happening.  I miss the days when the attendance was low enough that the auction could be held at Aunt Sally's.  

The publication of the list was also different this year, so maybe attendance will be down.  Typically the list is published along with bank foreclosures and association foreclosures in the online classified section of the West Hawaii Today and the Hawaii Tribune Herald.  This year, for some reason, it was only published in their print or online print-reader version, so if you didn't have a paid subscription to the paper, you wouldn't have seen the notice. I only saw it because I routinely check the county site for it starting in December and May.

Hawaii County Tax Sale Auction recap

The 72nd tax sale was held yesterday (Jan 18, 2023) in Hilo.  This year it was at the Sangha Hall which was great on the inside but lacked sufficient parking for everyone in attendance.  They were obviously expecting fewer attendees because they quickly started putting out more chairs, adding approximately 50% more seating.     

As always, there was a long reading of the rules and many, many, many reminders that the property is as-is, where-is, with no guarantees of clear title or the availability of title insurance.  Finally, the bidding started.  The first 54 properties were in Nanawale and they did not sell well at all.  Some didn't even receive "upset price" which is the minimum amount the county can take.  All of those that did not receive any bids were set aside to be rebid at the end.  When the bidding finally moved out of the Nanawale area, all the remaining properties received at least two bids.  The highest sale was $103,000.  The lowest sale was $3,107.93.  After two rounds of being offered (and one property being offered a 3rd time - I'm guessing someone asked for it to be re-offered after the one they wanted on round 2 was sold to someone else?), 10 lots remained unsold.

NOTICE OF PROPOSED REAL PROPERTY FORECLOSURE SALE

DATE OF SALE – June 15, 2022

Pursuant to the provisions of Chapter 19, Article 5, Sections 19-37 through
19-45 of the Hawaii County Code, 104 properties will be offered for sale at a public auction on Wednesday, June 15, 2022. The auction will be held at the Afook-Chinen Civic Auditorium, 323 Manono Street, Hilo, Hawaii beginning at 9:00 A.M.

A list of properties to be offered for sale will be posted at the County Building (25 Aupuni Street, Hilo), State Building (75 Aupuni Street, Hilo), Real Property Tax Division (Aupuni Center, 101 Pauahi Street, Suite 4, Hilo), and the Kona Real Property Tax Division (West Hawaii Civic Center, 74-5044 Ane Keohokalole Highway, Building D, 2nd Floor, Kailua-Kona). The list of properties may be reviewed upon request at the Main Post Office (Hilo Airport). Also, the list is posted at the County of Hawaii web site at http://www.hawaiicounty.gov/finance-real-property-tax/

You may also obtain a list of properties to be offered for sale at either the County Real Property Tax Division located at Aupuni Center, 101 Pauahi Street, Suite 4, Hilo, Hawaii, or West Hawaii Civic Center, 74-5044 Ane Keohokalole Highway, Building D, 2nd Floor, Kailua-Kona, Hawaii. A fee will be charged to obtain copies of the tax sale list, title reports, and/or inspection reports. To obtain information, you must inquire in person.

The Tax Auction finally returns!

Big Island Foreclosures has the scoop on the County of Hawaii Tax Auction!  

The list is due to come out on May 18th, with the auction being held (starting?) on June 15th at the Civic Center.

This will be the first auction held since Covid so I expect the list to be a long one.  Because of so many properties, it may end up being held over two (or more?) days.  It will cover Ainaloa and surrounding areas, and a few in Waimea and Kona.  This auction will not cover the Ocean View area so we will have to wait until the December auction for those properties.
