NOTICE OF FORECLOSURE SALE 76-6013 Mamalahoa Hwy, Holualoa, HI 96725 Notice is hereby given that pursuant to the “Findings of Fact, Conclusions of Law and Order Granting Plaintiff’s Motion for Summary and/or Default Judgment Against All Defendants and for Interlocutory Decree of Foreclosure” (“Order”) entered in U.S. Bank Trust National Association, etc. v. Rosalind K. Manaku, et al., Civil No. 3CCV-21-0000369 on March 19, 2024 in the Circuit Court of the Third Circuit, Division 4, State of Hawai’i, the undersigned Commissioner has been directed to sell the real property described herein (the “Property”), as follows: OPEN HOUSE: May 18, 2024, 10:00 a.m. to 1:00 p.m.; and May 23, 2024, 1:00 p.m. to 4:00 p.m. SALE BY AUCTION: Thursday, June 13, 2024 at 12:00 p.m. (noon) at the Keahuolu Courthouse, 74-5451 Kamaka’eha Ave., Kailua-Kona, HI 96740 PROPERTY DESCRIPTION: Parcel No. 760050370000 located at 76-6013 Mamalahoa Hwy, Holualoa, HI 96725, consisting of 2 bedroom/ 2 bathrooms, totaling 1,194 sq. ft. Built in 1988. TERMS OF SALE: No upset price. Property shall be sold in its “AS IS” condition, without any representations or warranties as to title or possession. No less than ten percent (10%) of successful bid by cash or by certified check at the close of the auction. Balance of the purchase price shall be paid concurrently with delivery of the documents transferring title. Commissioner may require closing through escrow, notwithstanding buyer’s preference.
